"The RealTrender Report" for Trumbull Connecticut Real Estate

"The RealTrender Report" is a  market snapshot of Trumbull CT real estate sales. The idea of the 45 day report came from the Federal Reserve Banks, who submit an economic climate report every 45 days, and its commonly referred to as The Beige Book. I've though that that time period was important enough to be recognized by banks, that I should recognize that as a real estate agent as well. So here are the quick details. Weekly Trumbull CT Real Estate Market Update 2/15/11

TRUMBULL CT HOMES: There are currently 157 homes on the market for an average of 457,128  that have been on the market an average of 116 days. There were 8  new listings and no homes came back on the market after being under deposit. 9 Properties had a price change. In the last week,  4 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 4 properties went into Pending status, which generally means that the all conditions have been satisfied. That's a significant increase from last week, and the Trumbull real estate Market needs some good news right now. The  1 property that closed in the last week was listed  at  307,000 and was  on the market for  80 days. There were 29 status changes.

TRUMBULL CT CONDOS: There are currently 26  condominiums on the market listed at an average price  of 369,411 that have been on the market an average of 143 days. There were 2 new listings and no properties  came back on the market after being under deposit. 1 Property had a price change. In the last week,  no properties  went into CTS status,  and no properties went into pending status. No properties  closed in the last week. There was a total of 3 status changes.

There are currently 14 rental opportunities in Trumbull at an average price of 2259 per month.

Trumbull CT Real Estate Forecast and Advice 2/2011

I am pleased to present to you my real estate market predictions and buying and selling advice for Trumbull, CT. My experience spans over 26 years, and I have seen hot markets come and go, and bad markets come and go. I always find it funny how the media predicts that the real estate market is going up or down in the state, but you know as well as I do, that  each city has its own type of market, and within the city, there are areas that sell faster than others, and homes on particular streets that sell  slower than others. You really cannot generalize the market in a rational way. Deciphering the real estate market, is, and has to be, local and historical.

With that being said, I offer my opinions on the market for the coming months. Everyone's particular situation is different, and  if you need to buy or sell in Trumbull at a particular time, then you should do it. You should also call me to assist you! (OK, Shameless plug) You know people have been asking me for years, "what do you think is going to happen in the real estate market?" and I say, "Well, if I knew that, I probably wouldn't be selling real estate, because I would have some type of amazing talent that NO ONE has ever possessed" That being said, I AM very good at numbers, statistics, and forecasting, so after doing extensive research, calculations, and taking into account the current economic climate, I present to you the following:
 
What's Ahead in General: Current home sales averages at around 20  per month and condos average about 3-4  per month,  and both figures are seasonally adjusted. Trumbull sales seem to peak in June for the year.I do not expect any great changes for single family home sales in  2011. Condo sales, while not brisk, are holding their own.  I think condo sales will remain at the 2010 level with no real spike in sales

ADVICE FOR SELLERS: Is there a better time to sell your home in Trumbull ? Yes, LIST IT NOW!!!  Don't wait. Buyers are out already, no reason to delay. Did you know that Trumbull's  market was virtually unchanged frin the past two years?  It doesn't look like it is going to budge that much this year, either. If you are thinking about selling, remember the interest rates are good, and more buyers qualify right now. I  just wouldn't wait.  If you want to sell your condo, put it on the market NOW!! Your best selling season is through the  end of the school year.  That doesn't mean that if you have a pressing need or desire to sell your home that you should or shouldn't wait, or if your timetable does not coincide with my predictions, so just do what you need to do.


ADVICE FOR BUYERS: If you are looking to buy in Trumbull CT, I would start now, and although I am sure some sellers would not want to hear this, but NEGOTIATE! You have buying power in this town, and since that doesn't come along too often, I would take advantage of it. If you are looking to buy a condo, NEGOTIATE! Now is the time!

TRUMBULL CT HOMES: There are currently 154 homes on the market for an average of 448,899  that have been on the market an average of 120 days. There were 5  new listings and 1 home came back on the market after being under deposit. 2 Properties had a price change. In the last week,  2 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 1 property went into Pending status, which generally means that the all conditions have been satisfied, and the  4 properties that have closed in the last week have an average price of 497,200 that were on the market an average of 112 days. There were 22 status changes.

TRUMBULL CT CONDOS: There are currently 23 condominiums on the market listed at an average price  of 365,013 that have been on the market an average of 154 days. There was 1 new listing and no properties  came back on the market after being under deposit. No Properties had a price change. In the last week,  no properties  went into CTS status,  and no properties went into pending status. No properties  closed in the last week. There was a total of 1 status change.

There are currently 14 rental opportunities in Trumbull.
