Fairfield CT Housing and Real Estate Market Report Week of 3/17/15

Fairfield's market is continuing to pick up, and we are now just shy of a sellers market, which we have not seen for a few months. Expect a change to a SELLERS ACTION ALERT shortly.

There are currently 386 homes that are actively on the market, and the median list price in Fairfield is now at $900,000. Current inventory has been available an average of 130 days, with  an *average cumulative market time of  229 days. Single family homes are listed at an average price of $1,563,711 The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $143,000.

Thirty new listings came on the market in the past seven days, and five homes came back on the market after being under deposit. There were 23 properties that had a price change. Twenty-four properties have gone under the initial deposit stage, which we call CTS, and nine properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $618,856.


TOWNWIDE DEPOSITS:  There are 73 homes currently in CTS status, and an additional 59 properties that are scheduled to close with an average price of $745,044

CLOSINGS: Nine properties were reported as sold this past week, and they had an average list price of $461,189 with an average market time of 115 days. There were 116 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 52 condos that are available is $425,000.  These properties have been listed an average of 83 days, with a cumulative market time of 137 days, and have an average price of $577,200.

Five new listings came on the market this week, and one home came back on the market after being under deposit. Two properties had a price change. In the last week, two properties went into CTS status, and one property went into pending status, which was listed at $389,900.

TOWNWIDE DEPOSITS: There are seven properties in the  initial stage of deposit, and an additional two  properties are  scheduled to close, and their average price is $504,950.

CLOSINGS: One property was reported as closed in the last week, and was listed at $239,900. There were 14 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 66 homes or apartments available. The median monthly price is $2,550 and the average price is $3,764 per month. These year round rental opportunities have been on the market an average of 79 days.

There are 20 seasonal  rentals available throughout Fairfield that have been on the market an average of 229 days, and at an average price of $14,718.  The median price of both furnished and unfurnished seasonal rentals is $5,800. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Fairfield CT Housing and Real Estate Market Report Week of 3/10/15

Fairfield's market is starting to pick up, and we are now on the cusp of a more stable sellers market, which we have not seen for a few months. Expect a change to a SELLERS ACTION ALERT shortly.

There are currently 382 homes that are actively on the market, and the median list price in Fairfield is now at $897,500. Current inventory has been available an average of 127 days, with  an *average cumulative market time of  226 days. Single family homes are listed at an average price of $1,564,288. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $143,000.

Forty new listings came on the market in the past seven days, and three homes came back on the market after being under deposit. There were seven properties that had a price change. Twenty-three properties have gone under the initial deposit stage, which we call CTS, and 10 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $953,809.


TOWNWIDE DEPOSITS:  There are 61 homes currently in CTS status, and an additional 8roperties that are scheduled to close with an average price of $728,197.

CLOSINGS: Eleven properties were reported as sold this past week, and they had an average list price of $953,809 with an average market time of 176 days. There were 115 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 49 condos that are available is $450,000.  These properties have been listed an average of 80 days, with a cumulative market time of 138 days, and have an average price of $592,337.

Five new listings came on the market this week, and no homes home came back on the market after being under deposit. Two properties had a price change. In the last week, two properties went into CTS status, and no  properties went into pending status.

TOWNWIDE DEPOSITS: There are six properties in the  initial stage of deposit, and an additional two  properties are  scheduled to close, and their average price is $429,950.

CLOSINGS: One property was reported as closed in the last week, and was listed at $389,900. There were 11 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 79 homes or apartments available. The median monthly price is $2,550 and the average price is $3,545 per month. These year round rental opportunities have been on the market an average of 79 days.

Fairfield CT Housing and Real Estate Market Report Week of 2/23/15

Fairfield's market continues to be a bit slower than usual, but it is still fairly active in varying price pockets, and starting to pick up in general.

There are currently 385 homes that are actively on the market, and the median list price in Fairfield is now at $879,000. Current inventory has been available an average of 133 days, with  an *average cumulative market time of  234 days. Single family homes are listed at an average price of $1,538,320. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $152,000.

Twenty-nine new listings came on the market in the past seven days, and two homes came back on the market after being under deposit. There were 16 properties that had a price change. Twenty-one properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $678,827.


TOWNWIDE DEPOSITS:  There are 49 homes currently in CTS status, and an additional 57 properties that are scheduled to close with an average price of $786,067.

CLOSINGS: Nine properties were reported as sold this past week, and they had an average list price of $828,022 with an average market time of 70 days. There were 99 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 48 condos that are available is $399,999.  These properties have been listed an average of 79 days, with a cumulative market time of 135 days, and have an average price of $573,194.

Five new listings came on the market this week, and no homes home came back on the market after being under deposit. Three properties had a price change. In the last week, two properties went into CTS status, and no  properties went into pending status.

TOWNWIDE DEPOSITS: There are two propereties in the  initial stage of deposit, and an additional three  properties are  scheduled to close, and their average price is $416,300.

CLOSINGS: One property was reported as closed in the last week, and was listed at $359,900. There were 12 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 88 homes or apartments available. The median monthly price is $2,600 and the average price is $3,569 per month. These year round rental opportunities have been on the market an average of 84 days.

There are 22 seasonal  rentals available throughout Fairfield that have been on the market an average of 211 days, and at an average price of $7,420.  The median price of both furnished and unfurnished seasonal rentals is $5,000. Fairfield CT Housing and Real Estate Market Report Week of 11/3/14

Fairfield's market has continued its seasonal slowdown, maye moreso than other towns in comparison, but it is still fairly active in varying price pockets.

There are currently 482 homes that are actively on the market, and the median list price in Fairfield is now at $764,500. Current inventory has been available an average of 125 days, with  an *average cumulative market time of 198 days. Single family homes are listed at an average price of $1,369,212. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $161,000.

Twenty-three new listings came on the market in the past seven days, and six homes came back on the market after being under deposit. There were 26 properties that had a price change. Eight properties have gone under the initial deposit stage, which we call CTS, and nine properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $506,989.


TOWNWIDE DEPOSITS:  There are 38 homes currently in CTS status, and an additional 66 properties that are scheduled to close with an average price of $904,288.

CLOSINGS: Twelve properties were reported as sold this past week, and they had an average list price of $567,558 with an average market time of 66 days. There were 118 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 43 condos that are available is $459,000.  These properties have been listed an average of 91 days, with a cumulative market time of 108 days, and have an average price of $568,379.

CLOSINGS: Three properties were reported as closed in the last week, and were listed on average at $425,667. There were 20 status changes for the week.

Southport CT Housing and Real Estate Market Report Week of 9/30/14

The median list price in Southport is now $1,299,900. As of this morning, there are 47 homes are now actively been on the market,  for an average of 132 days, and an average *cumulative market time of 236 days, and they are listed at an average price of $1,614,277.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $549,000.

One new listing came on the market this week, and no homes came back on the market after being under deposit. There were four properties that had a price change. One home has gone under the initial deposit stage, which we call CTS, and two properties went into Pending status, which means that the conditions have been satisfied.Their average price was $1,557,500.

SOUTHPORT DEPOSITS: There are two homes currently under the beginning stage of deposit ( CTS status), and eight homes scheduled to close, that have an average list price of $883,750.

CLOSINGS: There was one closing reported in the past week, and was listed at $949,900.  There were nine status changes in the last seven days.
