Fairfield CT Real Estate Market Statistics Week of April 3, 2012

FAIRFIELD CT HOMES: This was the best week for new listings in years! There are currently 478 homes that are actively on the market, and the median list price in Fairfield dropped slightly to $564,450. These homes have been available an average of 117 days, and are listed at an average price of $1,208,049. The highest priced home for sale in town is listed at $21,500,000 and the lowest priced available single family home is $189,000.


Thirty -one new listings came on the market in the past seven days!!, and one home came back on the market after being under deposit. There were seventeen properties that had a price change. twenty-three properties have gone under the initial deposit stage, which we call CTS, and fifteen properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $663,439.

TOWNWIDE PENDINGS: There are 67 properties scheduled to close, and their average price is $692,171.

CLOSINGS:   Nineteen properties were reported as sold this past week, and they had an average list price of $722,492 with an average market time of 111 days. There were 129 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 3 condos that are available is $351,750. These properties have been listed an average of 121 days, and have an average price of $505,011. The highest list price for a condo in town is $2,195,000 and the lowest priced condominium available is $160,000.

One new listing came on the market this week, and no homes came back on the market after being under deposit.  Four properties had a price change. In the last week, three properties went into CTS status, and four properties went into pending status. Their average list price was $503,123

TOWNWIDE PENDINGS: There are 12 properties scheduled to close, and their average price is $378,732.

CLOSINGS: Two properties were reported as closed in the last week, and their average list price was $282,500. There were 18 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 100 homes or apartments available. The median monthly price is $2,300 and the average price is $3,726 per month. These year round rental opportunities have been on the market an average of 86 days.

There are 22 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 66 days, and at an average price of $13,506. The median price of both furnished and unfurnished seasonal rentals is $7,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Real Estate Market Statistics week of April 3, 2012

SOUTHPORT CT HOMES: The median list price in Southport is now $989,250. As of this morning, there are 66 homes that have actively been on the market for 140 days and are listed at an average price of $2,114,077.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $225,000.

One new listing came on the market this week, and no homes came back on the market after being under deposit. There were three properties that had a price change. Four properties have gone under the initial deposit stage, which we call CTS, and two properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS: There was one closing reported in the past week. and the home was listed at $549,000.  There were 13 status changes in the last seven days.

There were thirty-eight single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of March, 2012.


The average sales price was $612,842 and the average market time was 117 days.
Total closed Sales Volume for the month of March 2012 was $23,288,000


There were two condominium home sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of March, 2012.


The average sales price was $332,500 and the average market time was 208 days.
Total closed Sales Volume for the month of March 2012 was $665,000

FAIRFIELD CT HOMES: It has been another active week in Fairfield! There are currently 460 homes that are actively on the market, and the median list price in Fairfield is $569,000. These homes have been available an average of 117 days. and are listed at an average price of $1,191,077. The highest priced home for sale in town is listed at $21,500,000 and the lowest priced available single family home is $189,000.


Eighteen new listings came on the market in the past seven days, and no homes came back on the market after being under deposit. There were fifteen properties that had a price change. Eighteen properties have gone under the initial deposit stage, which we call CTS, and twenty properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $569,500.

TOWNWIDE PENDINGS: There are 68 properties scheduled to close, and their average price is $721,366.

CLOSINGS:   Seven properties were reported as sold this past week, and they had an average list price of $1,081,879 with an average market time of 169 days. There were 97 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 66 condos that are available is $356,959. These properties have been listed an average of 118 days, and have an average price of $512,277. The highest list price for a condo in town is $2,195,000 and the lowest priced condominium available is $169,000.

Three new listings came on the market this week, and no homes came back on the market after being under deposit.  No properties had a price change. In the last week, six properties went into CTS status, and two properties went into pending status. Their average list price was $455,950

TOWNWIDE PENDINGS: There are seven properties scheduled to close, and their average price is $314,614.

CLOSINGS: No properties were reported as closed in the last week. There were 13 status changes for the week.
