Norwalk CT Housing and Real Estate Market Report Week of 5/11/15

EXTREME BUYER/SELLER ACTION ALERT ON SINGLE FAMILY HOMES CONTINUES,  AND THE CONDO MARKET IS  STILL HOT!: There are now 328 homes that are on the market in Norwalk. The currently available homes have been on the market an average of 82 days and have  a *cumulative market time of 120 days. They are listed at an average price of $962,562  and the median list price in Norwalk is currently at  $629,450. The highest priced home for sale in the city is listed at $10,995,000 and the lowest priced home available is $145,000.


Forty-eight new listings came on the market this week, and eight homes came back on the market after being under deposit. There were 34 properties that had a price change. Twenty-three properties have gone under the initial deposit stage, which we call CTS, and 16 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $556,556.

TOWNWIDE DEPOSITS: There are 105 homes under the initial stage of deposit (which we call CTS), and another 70 properties that are scheduled to close, with an  average price of $602,750.

CLOSINGS:  Fifteen single family homes were reported as sold in the last seven days. These homes had an average list price of $687,956 and were on the market an average of 99 days. There were 144 status changes in the last week.

NORWALK CT CONDOS:  EXTREME BUYER/SELLER ACTION ALERT ON CONDOS- The 110 condominiums that are available in Norwalk are listed at an average price of $342,941 and have been on the market an average of 82 days, with a *cumulative market time of 115 days. The median price of a condo in Norwalk is now $283,200. The highest priced condominium for sale in the city is listed at $2,300,000 and the lowest priced condo/coop available is $74,900.

There were 13 new listings this week, and one home came back on the market after being under deposit. There were 11 properties that had a price change. In the last week,  eight properties went into CTS status, and eight properties went into pending status, having an average price of $433,488. 

TOWNWIDE DEPOSITS: There are 39 properties in CTS status, and 39 pended properties scheduled to close. Their average price is $3345,934.

CLOSINGS: There were  seven condominiums  reported as closed in the last week, and were listed on average at $418,271 and average market time was 76 days. There were 52 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 67 homes or apartments available. The median monthly price is $1,900 and the average price is $2,273 per month. These year round rental opportunities have been on the market an average of 37 days.

There are just three seasonal rentals available at this time, and the average price is $13,433, while the median price is $9,500. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.

Norwalk CT Housing and Real Estate Market Report Week of 5/5/15

EXTREME BUYER/SELLER ACTION ALERT ON SINGLE FAMILY HOMES CONTINUES,  AND THE CONDO MARKET IS  STILL HOT!: There are now 306 homes that are on the market in Norwalk. The currently available homes have been on the market an average of 83 days and have  a *cumulative market time of 125 days. They are listed at an average price of $968,034  and the median list price in Norwalk is currently at  $634,750. The highest priced home for sale in the city is listed at $10,995,000 and the lowest priced home available is $145,00.


Thirty-eight new listings came on the market this week, and seven homes came back on the market after being under deposit. There were 20 properties that had a price change. Thirty-seven properties have gone under the initial deposit stage, which we call CTS, and 14 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $602,952.

TOWNWIDE DEPOSITS: There are 101 homes under the initial stage of deposit (which we call CTS), and another 70 properties that are scheduled to close, with an  average price of $599,341.

CLOSINGS:  Twenty single family homes were reported as sold in the last seven days. These homes had an average list price of $595,305 and were on the market an average of 109 days. There were 147 status changes in the last week.

NORWALK CT CONDOS:  EXTREME BUYER/SELLER ACTION ALERT ON CONDOS- The 107 condominiums that are available in Norwalk are listed at an average price of $350,485 and have been on the market an average of 85 days, with a *cumulative market time of 134 days. The median price of a condo in Norwalk is now $286,500. The highest priced condominium for sale in the city is listed at $2,300,000 and the lowest priced condo/coop available is $74,900.

BUYER/SELLER ACTION ALERT ON SINGLE FAMILY HOMES CONTINUES,  AND THE CONDO MARKET IS  STILL HOT!: There are now 230 homes that are on the market in Norwalk. The currently available homes have been on the market an average of 109 days and have  a *cumulative market time of 158 days. They are listed at an average price of $982,576  and the median list price in Norwalk is currently at  $617,000. The highest priced home for sale in the city is listed at $10,995,000 and the lowest priced home available is $122,500.


Thirty-seven new listings came on the market this week, and three homes came back on the market after being under deposit. There were 17 properties that had a price change. Twenty properties have gone under the initial deposit stage, which we call CTS, and six properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $530,483.

The currently available homes have been on the market an average of 130 days and have  a *cumulative market time of 184 days. They are listed at an average price of $1,061,299  and the median list price in Norwalk is currently at  $649,000. The highest priced home for sale in the city is listed at $10,995,000 and the lowest priced home available is $160,000.


Eighteen new listings came on the market this week, and two homes came back on the market after being under deposit. There were 13 properties that had a price change. Sixteen properties have gone under the initial deposit stage, which we call CTS, and 10 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
