Westport Ct Weekly Real Estate Market Statistics July 19, 2011

Homes:  There are 357 single family homes on the market, and their average list price is $2,146,524.  These homes have been listed for sale an average of 111 days, and the median price is $1,324,000.

If we break down the  inventory by the number of bedrooms in the home, you will see that nearly half of the available properties in town have five bedrooms or more.

Eight two-bedroom homes - Average list price is $589,862.
Seventy-six  three bedroom homes - Average list price is $1,038,964
One hundred four-bedroom homes - Average list price is $1,716,895
One hundred seventy-two homes with five bedrooms or more  - Average list price is   $2,967,676

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $294,900.

Eight new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Seven properties had a price change, and seven  properties have gone under the initial deposit stage, which we call CTS. Ten properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

Closings:  Fourteen homes sold in the last seven days, and their average list price was  $1,403,957 and  these homes were on the market an average of 121 days. There were 63 status changes in the last seven days.
 
Condos:   The 31 condominiums that are available have been  listed an average of 106 days, and have an average price of $602,243. The median price of a condo  is $487,000. The highest price condo in town is listed at $1,595,000 and the lowest offering price is $227,351.

No new listings came on the market this week, and no properties had a price change. Two properties went into CTS  status, and no properties went into Pending status.

Closings: One condominium closed in the last week and was listed at $359,000. It was on the market for 494 days. There were six status changes in the last seven days.

Rentals: If you are looking to rent year round, either furnished or unfurnished, there are 78 homes or apartments available. The median price is $5,075 per month and the average price is $6,922 per month. These year round rental opportunities have been on the market an average of 44 days.

As of this morning, there are 16 seasonal opportunities available and they have been on the market an average of  86 days, and at an average price of $10,909. The median  price of both furnished and unfurnished seasonal rentals is $7,125.

Westport CT Real Estate Market Weekly Statistics Report - July 12, 2011

Homes:  There are 363 single family homes on the market, and their average list price is $2,120,029.  These homes have been listed for sale an average of 110 days. Four bedroom homes comprise nearly twenty-nine percent of all the available inventory in town and are listed at an average price of  $1,654,178. The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $239,900.

Eight new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Ten properties had a price change, and eight  properties have gone under the initial deposit stage, which we call CTS. Ten properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

Closings: We had another solid week with six sales that closed at over 70 percent of the median price in town of $1,320,000. What that essentially means is that higher priced inventory is showing some movement.  The average list price for these sales was $2,262,150 and  these homes were on the market an average of 148 days. We can look for any type of  trickle effect in the coming weeks. There were 68 status changes in the last seven days.
 
Condos:   The 31 condominiums that are available have been  listed an average of 99 days, and have an average price of $604,308. The median price of a condo dropped two-and-one-half percent to $487,000. The most active price pocket is between seven and eight hundred thousand dollars and  two bedroom condos make up over eighty percent of the available inventory. The highest price condo in town is listed at $1,595,000 and the lowest offering price is $227,351.

No new listings came on the market this week. No properties went into CTS  status, and no properties went into Pending status. There were two price changes.

Closings: No condominiums closed in the last week. There were three status changes in the last seven days.

Rentals: If you are looking to rent year round, either furnished or unfurnished, there are 79 homes or apartments available. The median price is $4,725 per month and the average price is $6,775 per month. These year round rental opportunities have been on the market an average of 43 days.

As of this morning, there are 21 seasonal opportunities available and they have been on the market an average of  77 days, and at an average price of $10,371. The median  price of both furnished and unfurnished seasonal rentals is $7,125.

The median list price is steady at $1,287,500.  These homes have been listed for sale an average of 110 days. Nearly one third of all the available inventory is listed between one and two million dollars. The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $239,900.

Eight new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Thirteen properties had a price change, and nine properties have gone under the initial deposit stage, which we call CTS. Ten properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

Closings: We had another strong week with seventeen closed sales. The average list price was $1,277,129 and  these homes were on the market an average just 62 days. There were 73 status changes in the last week.

Condos:   The 30 condominiums that are available have been  listed an average of 94 days, and have an average price of $614,975. The median price of a condo remains at $500,000. The most active price pocket is between seven and eight hundred thousand dollars. The highest price condo in town is listed at $1,595,000 and the lowest offering price is $227,351.

One new listing came on the market this week. One property went into CTS  status, and one property went into Pending status.

Closings: No condominiums closed in the last week. There were four status changes in the last seven days.

Nearly eighteen percent of all the available inventory is listed between one and one-and-a-half million dollars. The highest asking price for all homes available is $24,950,000, and the lowest  priced home on the market  is $239,900.

Consistent with last few weeks reporting, nine new listings came on the market in the last seven days, including one that came back on the market after being under deposit. Twenty-two properties had a price change, and eight properties have gone under the initial deposit stage, which we call CTS. Eleven properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

Closings: Twelve properties sold this past week, they had an average list price of $1,525,333 and  were on the market an average just 68 days. There were 70 status changes in the last week.

Condos:   The 31 condominiums that are available have been  listed an average of 104 days, and have an average price of $609,412, and the median price of a condo in Westport is  $500,000. Almost twenty percent of available inventry is listed between five and six hundred thousand dollars. The highest price condo in town is listed at $1,595,000 and the lowest offering price is $239,900. Two new listings came on the market this week, and one  home came back on the market after being under deposit. Two properties went into CTS  status.

Closings: Two condominiums closed in the last week, and their average list price was $600,000. They were on the market an average of 62 days. There were eight status changes in the last seven days.

The median list price is steady at $1,297,000.  These homes have been listed for sale an average of 101 days. Almost 46 percent of all the inventory in town are homes with five bedrooms or more.  The highest asking price for all homes available is $24,950,000, and the lowest  priced home on the market  is $239,900.

Consistent with last week's reporting, nine new listings came on the market in the last seven days, and one came back on the market after being under deposit. Twenty properties had a price change, and 13 properties have gone under the initial deposit stage, which we call CTS. Eight properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

Closings: Sixteen properties sold this past week and that is twice as many as in the last seven days. They had an average list price of $1,660,668 and  were on the market an average of 109 days.  There were 75 status changes in the last week.

Condos:   The 29 condominiums that are available have been  listed an average of 104 days, and have an average price of $608,958, and the median price of a condo in Westport is  $487,000. There are only five three-bedroom condominiums available at this time. The highest price condo in town is listed at $1,595,000 and the lowest offering price is $239,900. Two new listings came on the market this week, and no homes came back on the market after being under deposit. Two properties went into pending status.

Closings: Two condominiums closed in the last week, and their average list price was $597,000. They were on the market an average of 108 days. There were nine status changes in the last seven days.

Rentals: If you are looking to rent year round, either furnished or unfurnished, there are 68 homes or apartments available. The median price is $4,225 per month and the average price is $6,786 per month. These year round rental opportunities have been on the market an average of 45 days.

There still is a variety of  seasonal rentals to choose from throughout town. As of this morning, there are 30  opportunities available and they have been on the market an average of  63 days, and at an average price of $11,313. The median  price of both furnished and unfurnished seasonal rentals is $8,200.
