Westport CT Real Estate Market Update Week of March 13, 2012

There are now 324 homes that are actively on the market, and their average
list price is $2,085,001.  These properties that are currently on the
market  have been listed for average of 111 days, and the median price is
now $1,323,500.

The highest asking price for all homes currently on the market is
$24,950,000, and the lowest available priced home is $192,900.

Fourteen new listings came on the market in the last seven days, and one home came back on the market after being under deposit. Twelve properties
had a price change.

Ten properties have gone under the initial deposit stage, which we call
CTS, and seven properties went into pending status, which means that the
conditions have been satisfied, and the property is scheduled to close.

The average price of these seven pending properties was $1,945,500 and they
were on the market an average of 136  days.

Closings: Seven  homes were reported as sold in the last week, and their
average list price was $2,377,428. Average market time for these sold
properties was just 168 days. There were 64 status changes in the last seven
days.

Condos: There are eighteen condominiums that are available, and they have
been listed an average of 166 days. Their average listing price is
$643,661,  and the median price is  $525,000. The highest priced condo in
town is listed at $1,495,000 and the lowest offering price is $325,000.

There were no new listings this past week, and one property had a price change.
No condominiums were reported as sold in the last seven days. There was one status change.

Rentals: If you are interested in renting year round, either furnished or
unfurnished, there are 62 homes or apartments available. The median price
is $3,300 month and the average price is $4,936 per month. These year round
rental opportunities have been on the market an average of 86 days.

There are now 28 seasonal rental opportunities available, and they
have been on the market an average of 41 days.  Their  average price is
$19,862, and the median price is $16,000. Please note that seasonal rental
prices are sometimes listed as an aggregate price for the season, or they
can be listed as per the monthly rental cost.

Westport CT Real Estate Market Update Week of March 6, 2012

There are now 323 homes that are actively on the market, and their average
list price is $2,111,861.  These properties that are currently on the
market  have been listed for average of 112 days, and the median price is
now $1,324,500.

The highest asking price for all homes currently on the market is
$24,950,000, and the lowest available priced home is $192,900.

Twenty-three new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Nineteen properties
had a price change.

Twelve properties have gone under the initial deposit stage, which we call
CTS, and nine properties went into pending status, which means that the
conditions have been satisfied, and the property is scheduled to close.

The average price of these nine pending properties was $1,562,000 and they
were on the market an average of 157 days.

Closings: Five  homes were reported as sold in the last week, and their
average list price was $1,363.980. Average market time for these sold
properties was just 59 days. There were 84 status changes in the last seven
days.

Condos: There are seventeen condominiums that are available, and they have
been listed an average of 153 days. Their average listing price is
$659,758,  and the median price is  $524,500. The highest priced condo in
town is listed at $1,495,000 and the lowest offering price is $325,000.

There was one new listing this past week, and one property had a price change. No condominiums were reported as sold in the last seven days. There were two status changes.

Rentals: If you are interested in renting year round, either furnished or
unfurnished, there are 57 homes or apartments available. The median price
is $3,400 month and the average price is $4,967 per month. These year round
rental opportunities have been on the market an average of 95 days.

There are now twenty-five seasonal rental opportunities available, and they
have been on the market an average of 39 days.  Their  average price is
$19,926, and the median price is $15,375. Please note that seasonal rental
prices are sometimes listed as an aggregate price for the season, or they
can be listed as per the monthly rental cost.

There are now 286 homes that are actively on the market. The average list price of the available homes is $2,176,182.  These properties that are currently on the market  have been listed for average of 126 days. The median price has been inching up slowly and is now $1,424,000.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $214,900.

Eleven new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Seven properties had a price change.

Five properties have gone under the initial deposit stage, which we call CTS, and five properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these five pending properties was $1,798,780 and they were on the market an average of just 105 days.

Closings: No homes were reported as sold in the last week. There were 41 status changes in the last seven days.

Condos: There are fifteen condominiums that are available, and they have been listed an average of 152 days. Their average listing price is $671,126, and the median price remains at $539,500. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $325,000.

There are now 271 homes that are actively on the market. The average list price of the available homes is $2,145,937, and is about $85,000 less than it was at the same time last year.  These properties that are currently on the market  have been listed for average of 131 days. The median price  is now $1,396,500.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $214,900.

Seventeen new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Five properties had a price change.

Five properties have gone under the initial deposit stage, which we call CTS, and six properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these six pending properties was $2,954,667 and they were on the market an average of 127 days.

Closings: Seven homes were reported as sold in the last week, and they were listed at an average price of $1,075,143, and were on the market an average of 94 days before they sold. There were 60 status changes in the last seven days.

Condos: There are sixteen condominiums that are available, and they have been listed an average of 137 days. Their average listing price is $671,368, and the median price is $539,500. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $325,000.

Three new listings came on the market in this past week,  and no homes came back on the market after being under deposit. There was one price change.

Westport CT Real Estate Weekly Market Update January 3, 2012

There are now just 229 homes that are actively on the market. The average list price of the available homes is $2,212,219, and these properties have been listed for sale an average of 152 days. The median price is now $1,322,500.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $399,000.

Six new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. One property had a price change.

Three properties have gone under the initial deposit stage, which we call CTS, and two properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these two pending properties was $1,537,500 and they were on the market an average of 225 days.

Closings: Four homes were reported as sold in the last week, and they were listed at an average price of $1,234,700. There were 46 status changes in the last seven days.

Condos: There are thirteen condominiums that are available, and they have been listed an average of 188 days. Their average listing price is $699,446, and the median price is $549,000. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $284,900.

There was virtually no new activity for condos at all this week, except for one closing.
The property was listed at $379,900 and was on the markt 157 days before it sold. There were four status changes in the last seven days.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 61 homes or apartments available. The median price is $3,612 per month and the average price is $5,442 per month. These year round rental opportunities have been on the market an average of 93 days.

There are three seasonal rental opportunities available, and they have been on the market an average of 73 days, with an average price of $29,666. The median price is $22,500.
