Fairfield CT Housing and Real Estate Market Report Week of 1/6/2014

There was another  drop in inventory from last week, and there are currently 282 homes that are actively on the market, and the median list price in Fairfield is remaining at $764,000. These homes have been available an average of 149 days, with  an *average cumulative market time of 224 days, and are listed at an average price of $1,591,750. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $161,900.

Fourteen new listings came on the market in the past seven days, and three homes came back on the market after being under deposit. There were six properties that had a price change. Fourteen properties have gone under the initial deposit stage, which we call CTS, and  five  properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $582,180.


TOWNWIDE DEPOSITS:  There are 37 homes currently in CTS status, and an additional 51 properties that are scheduled to close with an average price of $718,545.

CLOSINGS: Fifteen properties were reported as sold this past week, and they had an average list price of $790,440 with an average market time of 63 days. There were  96 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 32 condos that are available is $454,450.  These properties have been listed an average of 120 days, with a cumulative market time of 195 days, and have an average price of $488,244. The highest list price for a condo in town is $895,000 and the lowest priced condominium available is $229,000.

One new listing came on the market this week, and one home came back on the market after being under deposit. No properties had a price change. In the last week, one property went into CTS status, and two properties  went into pending status. Their average listing price was $502,000.

TOWNWIDE DEPOSITS: There are five properties in the  initial stage of deposit, and an additional six properties scheduled to close, and their average price is $493,117.

CLOSINGS: Two properties were reported as closed in the last week, and were isted on average at $702,450. There were nine status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 78  homes or apartments available. The median monthly price is $2,450 and the average price is $3,174 per month. These year round rental opportunities have been on the market an average of 68 days.

There are 13 seasonal  rentals available throughout Fairfield that have been on the market an average of 96 days, and at an average price of $7,969.  The median price of both furnished and unfurnished seasonal rentals is $5,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.
