Norwalk CT Real Estate Sales Report for March 2011

There were thirty-six single family home sales in Norwalk  that were reported to the MLS.  The average List price was $790,303 and the average sale price was $726,400, and market time for these listings to sell was 128 days. On average, the sale price to list price ratio for sold listings was 91.9%
Eighteen condominiums were sold in Norwalk  that were reported to the MLS.  The average List price was $451,339 and the average sale price was $422,692, and market time for these listings to sell was 139 days. On average, the sale price to list price ratio for sold listings was 93.6%

Norwalk CT Weekly Real Estate Market Report 3/29/11

NORWALK CT HOMES:  The median list price in Norwalk  is $451,450., and the local market is getting steadier by the week! As of this morning, there are 400 homes actively on the market for  113 days and are listed at an average of $827,077. 16 new listings came on the market this week, including 1 home that came back on the market after being under deposit.  There were  16 properties that had a price change. 15 properties have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 9 properties sold this past  week, and they had an average price of $584,533, and  were on the market an average of 123 days. There were 81 status changes in the last week.

NORWALK CT CONDOS: The  254 condominiums that are available have been  listed an average of 122 days, and have an average price of $314,102. 12 new listings came on the market this week, including 1 that cam back on the market. 10 Properties had a price change. In the last week,  8 properties went into CTS status,  and 4  properties went into pending status. CLOSINGS: 5 properties closed in the last week at an average price of $313,480 and were on the market an average of 110 days. There were 50 status changes for the week.

If you are looking for a rent in town, there are  139 homes or apartments available, and they are listed at average price of $2,591  per month, and have been on the market approximately 61 days.

NORWALK CT HOMES:  The median list price in Norwalk  is $442,450.  As of this morning, there are 390 homes actively on the market for  116 days and are listed at an average of $820,196. 13 new listings came on the market this week, including 2 homes that came back on the market after being under deposit.  There were  13 properties that had a price change. 15 properties have gone under the initial deposit stage, which we call CTS, and 13 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 7 properties sold this past  week, and they had an average price of $598,329, and  were on the market an average of 137 days. There were 72 status changes in the last week.

NORWALK CT CONDOS: The  240 condominiums that are available have been  listed an average of 126 days, and have an average price of $320,088.  8 new listings came on the market this week, including 1 that cam back on the market. 9 Properties had a price change. In the last week,  6 properties went into CTS status,  and 2  properties went into pending status. No properties closed in the last week. There were 44 status changes for the week.

If you are looking for a rent in town, there are  9142 homes or apartments available, and they are listed at average price of $2,519  per month, and have been on the market approximately 57 days.

Weekly Norwalk CT Real Estate Market Report 3/15/11

NORWALK CT HOMES: The median list price in Norwalk is $434,499.  The market is moving! Finally! There are currently 382 homes on the market for an average of $801,733 that have been on the market 117 days. There were 25 new listings and 2 homes came back on the market after being under deposit.   14 Properties had a price change. In the last week,  14 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 11 properties went into Pending status, which generally means that the all conditions have been satisfied, and the property is just waiting to close. The 5 properties that closed in the last week had an average price of $706,380 and were on the market an average of 126  days. There were 91 status changes this week as well.

NORWALK CT CONDOS: There are currently 234 condominiums on the market listed at an average price  of $317,993 and they have been on the market  an average of 127 days. There were 8 new listings and no properties came back on the market. 2 Properties had a price change. In the last week,  5 properties went into CTS status,  and 7 properties went into pending status. The 2 properties  that closed in the last week had an average price of $177,250 and were on the market  an average of 137 days.There were 42 status changes.

There are currently 160 rental opportunities in Norwalk at an average monthly price of $2407, and they have been on the market an average of 58 days.

Norwalk CT Weekly Real Estate Market Report 3/08/11

NORWALK CT HOMES: Norwalk is moving smoothly ahead! There are currently 362 homes on the market for an average of $780,916 that have been on the market 121 days. There were11 new listings and 4 homes came back on the market after being under deposit.   14 Properties had a price change. In the last week,  8 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 16 properties went into Pending status, which generally means that the all conditions have been satisfied, and the property is just waiting to close. The 9 properties that closed in the last week had an average price of $1,435,856 and were on the market an average of 88 days. There were 78 status changes this week as well.

NORWALK CT CONDOS: There are currently 224 condominiums on the market listed at an average price  of $320,083 and they have been on the market  an average of 132 days. There were 9 new listings and no properties came back on the market. 2 Properties had a price change. In the last week,  9 properties went into CTS status,  and 5 properties went into pending status. The 6 properties  that closed in the last week had an average price of $344,500*** and were on the market  an average of 140 days.

*** The average price DOES NOT reflect two sales at Barclay's Landing in Rowayton that sold for $2.7 milion and another for just over $3.3 million in this past week. I felt that including them  in the average price for our purposes here might give a misimpression of  overall market pricing, and would be hard to decipher without knowing the local market intimately.  There were 50 status changes.

There are currently 159 rental opportunities in Norwalk at an average monthly price of $2384, and they have been on the market an average of 58 days.
