Real Estate Market Report for Trumbull CT - week of 6/14/2011

TRUMBULL CT HOMES:  As of this morning, there are 231 homes actively on the market for  75 days and are listed at an average of $473,992, and the median list price in Trumbull is $392,450. The highest priced home in town is listed at $1,249,900 and the lowest priced home is available at $163,000.

This week, we saw seven new listings come on the market, and one home that came back on the market after being under deposit.  There were 13 properties that had a price change. There were ten properties that have gone under the initial deposit stage, which we call CTS, and ten  properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: There were six properties that sold this past week. The average list price was $361,350 and these homes were on the market an average of 113 days. There were 53 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $336,950.  The 26 condominiums that are available have been  listed an average of 158 days, and have an average price of $364,359.  The highest priced condo in Trumbull is listed at $569,900 and the lowest priced condo for sale is listed at $219,900.

One new listing  came on the market this week. One condominium had a price change. In the last week, three condominiums went into CTS status, and one property went into pending status. CLOSINGS: There were no properties that closed in the last week. There were eight status changes for the week.

RENTALS: If you are looking for a rent in town, there are 14 homes or apartments available, and they are listed at average price of $2,637 per month. These homes have been on the market approximately 51 days. The median price for a rental is $2,325 per month.

Trumbull CT Real Estate Weekly Market Report  6/07/2011

TRUMBULL CT HOMES:  As of this morning, there are 230 homes actively on the market for  72 days and are listed at an average of $470,617, and the median list price in Trumbull is $394,450. This week, we saw 15 new listings come on the market, and no homes came back on the market after being under deposit.  There were 15 properties that had a price change. There were nine properties that have gone under the initial deposit stage, which we call CTS, and six  properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: There were fourteen  properties that sold this past week- double of what closed two weeks ago!. The average list price was $371,598 and these homes were on the market an average of 116 days. There were 70 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $333,870.  The 26 condominiums that are available have been  listed an average of 152 days, and have an average price of $355,401. No new listings  came on the market this week. Four  condominiums had a price change. In the last week, two condominiums went into CTS status, and no properties went into pending status. CLOSINGS: There were no properties that closed in the last week. There were ten status changes for the week.

RENTALS: If you are looking for a rent in town, there are 20 homes or apartments available, and they are listed at average price of $2,428 per month. These homes have been on the market approximately 53 days. The median price for a rental is $2,047 per month.

Trumbull CT Year to Date real estate market information & advice

Trumbull sales have not been good this year at all, although they have started to pick up as of late, and that's a welcome relief. This year , there were only 77 sales reported year to date, and that is BELOW the five year low of 83 in 2009. Not good news for Trumbull, and I wish I could report differently. This quarter is traditionally the highest sales quarter of the year, and let's hope Trumbull does some catching up. Same thing as with Easton, Let's look for improvement. Buy if you want to buy, and sell if you want to sell- the market is not making any huge changes here, either positive or negative. I grade the market here a "C-"

The fast stats?    

Year to date 2 bedroom home sales average list price $344,933 and the average sales price is $ 313,333 (3 sales reported)

Year to date 3 bedroom home sales average list price $341,448 and the average sales price is $ 324,385 (35 sales reported)

 Year to date 4 bedroom home sales average list price is $ 428,508 and the average sales price is $410,511 (34 sales reported)

Year to date 5 bedroom home sales average list price is $573,760 and the average sales price is $561,000 ( 5 sales reported)

There were 14 condominium sales in town with an average list price of $347,342 and average sale price of $331,050. Total year to date single family home sales are 77 compared to:

Trumbull CT Real Estate Market Statistics Report 5/24/11 

TRUMBULL CT HOMES: While Trumbull has been off to a less than stellar start of the spring season, something finally "hit" a few weeks ago, and the town's real estate market seems to be making up for lost time! A six percent  increase of inventory over last week, consistent deposits, pendings and sales over the past few weeks are a great sign, even if it comes a little late in the season, (which it has). Now is the time to buy in Trumbull and it's just as good of a time to sell, so if you have been contemplating a move, my advice is to do it!

 As of this morning, there are 219 homes actively on the market for  79 days and are listed at an average of $475,491, and the median list price in Trumbull is $392,000. This week, we saw 17 new listings come on the market, including one home that came back on the market after being under deposit.  There were eight properties that had a price change. There were seven properties that have gone under the initial deposit stage, which we call CTS, and eleven properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: There were seven  properties that sold this past week. The average list price was $407,657 and these homes were on the market an average of 75 days. There were 57 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $336,950. The 28 condominiums that are available have been  listed an average of 139 days, and have an average price of $366,430. One new listing  came on the market this week. Two condominiums had a price change. In the last week, no condominiums went into CTS status, and two properties went into pending status. CLOSINGS: There was one property that closed in the last week which was listed at $349,900 and was on the market for 349 days . There were eight status changes for the week.

RENTALS: If you are looking for a rent in town, there are 16 homes or apartments available, and they are listed at average price of $2,605 per month. These homes have been on the market approximately 52 days. The median price for a rental is $2350 per month.

TRUMBULL CT HOMES: Finally, some degree of consistency of sales! The existing inventory's price pocket enjoying the most activity is between 350-400k,  although the sales pocket is between  300-400k.Active  Condominiums best price pocket is currently between 300-350k

 As of this morning, there are 207 homes actively on the market for  79 days and are listed at an average of $475,054, and the median list price in Trumbull is $389,500. This week, we saw 18 new listings come on the market, including two homes that came back on the market after being under deposit.  There were 11 properties that had a price change. There were seven properties that have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: There were six  properties that sold this past week. The average list price was $394,700 and these homes were on the market an average of 93 days. There were 68 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $336,950. The 30 condominiums that are available have been  listed an average of 135 days, and have an average price of $336,950. No  new listings  came on the market this week. Three condominiums had a price change. In the last week,  one condominiums went into CTS status, and one property went into pending status. CLOSINGS: There was one property that closed in the last week which was listed at $334,900 and was on the market for 170 days . There were seven status changes for the week.
