Real Estate Market Report for Trumbull CT - week of 6/21/2011

Trumbull's real estate market has FINALLY picked up! As you may know, we do detailed real estate market statistics on five towns, and unfortunately Trumbull has  consistently lagged behind  its neighbors this year. I am very pleased to report that the market is gaining momentum, and that's fabulous!

There is a word of caution, though. Please remember that as we gain momentum here, we are headed into the third quarter which traditionally lags behind the first two. Maybe we won't see a drop in activity. Let's hope for the best. You CAN be assured that I will report to you whatever the market is doing at the time, and offer my advice  as to the best time for you to buy or sell a home in this great Town! I do know the best agent to help you - that's me!

TRUMBULL CT HOMES:  As of this morning, there are 237 homes actively on the market for  75 days and are listed at an average of $476,040. The median list price in Trumbull is $394,450. The highest priced home in town is listed at $1,249,900 and the lowest priced home is available at $163,000. Nearly 46 percent of all the properties available in town are four bedroom homes, and their average list price is $525,592. They have been on the market an average of 74 days.

This week, we saw 11 new listings come on the market, and one home that came back on the market after being under deposit.  There were 16 properties that had a price change. There were 14 properties that have gone under the initial deposit stage, which we call CTS, and two  properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS: There were eight properties that sold this past week. The average list price was $491,688 and these homes were on the market an average of 116 days. There were 61 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $327,400.  The 24 condominiums that are available have been  listed an average of 164 days, and have an average price of $369,333.  The highest priced condo in Trumbull is listed at $569,900 and the lowest priced condo for sale is listed at $209,900.There are 14 two-bedroom condos available, and nine three-bedroom condos available.

One new listing  came on the market this week. Three condominiums had a price change. In the last week, no condominiums went into CTS status, and three properties went into pending status. CLOSINGS: There were no properties that closed in the last week. There were eight status changes for the week. .

RENTALS: If you are looking for a rent in town, there are 10 homes or apartments available, and they are listed at average price of $2,534 per month. These homes have been on the market approximately 45 days. The median price for a rental is $2,147 per month.

Trumbull CT Real Estate Market Statistics Report 5/24/11 

TRUMBULL CT HOMES: While Trumbull has been off to a less than stellar start of the spring season, something finally "hit" a few weeks ago, and the town's real estate market seems to be making up for lost time! A six percent  increase of inventory over last week, consistent deposits, pendings and sales over the past few weeks are a great sign, even if it comes a little late in the season, (which it has). Now is the time to buy in Trumbull and it's just as good of a time to sell, so if you have been contemplating a move, my advice is to do it!

 As of this morning, there are 219 homes actively on the market for  79 days and are listed at an average of $475,491, and the median list price in Trumbull is $392,000. This week, we saw 17 new listings come on the market, including one home that came back on the market after being under deposit.  There were eight properties that had a price change. There were seven properties that have gone under the initial deposit stage, which we call CTS, and eleven properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: There were seven  properties that sold this past week. The average list price was $407,657 and these homes were on the market an average of 75 days. There were 57 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $336,950. The 28 condominiums that are available have been  listed an average of 139 days, and have an average price of $366,430. One new listing  came on the market this week. Two condominiums had a price change. In the last week, no condominiums went into CTS status, and two properties went into pending status. CLOSINGS: There was one property that closed in the last week which was listed at $349,900 and was on the market for 349 days . There were eight status changes for the week.

RENTALS: If you are looking for a rent in town, there are 16 homes or apartments available, and they are listed at average price of $2,605 per month. These homes have been on the market approximately 52 days. The median price for a rental is $2350 per month.

Trumbull CT Real Estate Market Report  5/17/11

TRUMBULL CT HOMES: Finally, some degree of consistency of sales! The existing inventory's price pocket enjoying the most activity is between 350-400k,  although the sales pocket is between  300-400k.Active  Condominiums best price pocket is currently between 300-350k

 As of this morning, there are 207 homes actively on the market for  79 days and are listed at an average of $475,054, and the median list price in Trumbull is $389,500. This week, we saw 18 new listings come on the market, including two homes that came back on the market after being under deposit.  There were 11 properties that had a price change. There were seven properties that have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: There were six  properties that sold this past week. The average list price was $394,700 and these homes were on the market an average of 93 days. There were 68 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $336,950. The 30 condominiums that are available have been  listed an average of 135 days, and have an average price of $336,950. No  new listings  came on the market this week. Three condominiums had a price change. In the last week,  one condominiums went into CTS status, and one property went into pending status. CLOSINGS: There was one property that closed in the last week which was listed at $334,900 and was on the market for 170 days . There were seven status changes for the week.

RENTALS: If you are looking for a rent in town, there are 15 homes or apartments available, and they are listed at average price of $2,563 per month. These homes have been on the market approximately 51 days. The median price for a rental is $2300 per month.

Trumbull CT Real Estate Weekly Market Report 5/3/11

TRUMBULL CT HOMES: Finally coming into its own market, Trumbull is beginning to see some consistency similar to neighboring towns. Not completely into the spring market as much as we'd hoped, but things are looking up!

The median list price in Trumbull is $384,900. The market is continuing to  improve.  As of this morning, there are 198 homes actively on the market for  86 days and are listed at an average of $479,026. This week, we saw eight new listings come on the market, including one home that came back on the market after being under deposit.  There were  nine properties that had a price change. There were ten properties that have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: There were 10  properties that sold this past week. The average list price was $381,150 and these homes were on the market an average of 84 days. There were 56 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $336,950. The 31 condominiums that are available have been  listed an average of 125 days, and have an average price of $369,901  no new listings  came on the market this week. Three condominiums had a price change. In the last week,  no  condominiums went into CTS status, and one property went into pending status. CLOSINGS: There was one property that closed in the last week which was listed at $369,900 and was on the market for 100 days . There were eight status changes for the week.

RENTALS: If you are looking for a rent in town, there are  12 homes or apartments available, and they are listed at average price of $2,633 per month. These homes have been on the market approximately 52 days.

Trumbull CT April 2011 Monthly Real Estate Sales Report

There were eighteen single family home sales in Trumbull during the month of April   that were reported to the MLS.  The average List price was $384,300 and the average sale price was $370,650, and market time for these listings to sell was 87 days. On average, the sale price to list price ratio for sold listings was 96%, and these sales figures include eleven sales of 3 bedroom homes, and seven sales of 4 bedroom homes.  

During this same period in 2010, there were 28 sales, and during this period in 2009, there were 21 sales. Trumbull's real estate market  is still struggling with sales, although we are hopeful that this market is on its way back.

Two  condominiums were sold in Trumbull that were reported to the MLS.  The average List price was $434,750 and the average sale price was $410,000,  market time for these listings to sell was 111 days, and these figures include one unit with 2 bedrooms or less, and one unit with 3 bedrooms On average, the sale price to list price ratio for sold listings was 94%. NOTE: all information was obtained through the GFC-CMLS, which does not include private sales.

I should also note that the median price for condominiums in Trumbull is generally less than $350,000.
