Westport CT Housing and Real Estate Market Report Week of 1/6/2014

Although inventory is quite low at just 189  homes that are actively on the market, expect gains in the coming weeks.  These currently available properties have been listed for average of 133 days, with a cumulative market time of 226 days. The average list is now $2,162,639. . The median price has increased again to $2,125,000.

A new five bedroom colonial at 8 Bluewater Lane is the highest priced home for sale at $14,500,000, and the lowest available priced home is a three bedroom ranch on Wassell  Lane for $160,000.

Fifteen new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Five properties had a price change.

Three properties have gone under the initial deposit stage, which we call CTS, and five properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of these five pending properties is $1,429,400.  There are currently 14 homes in CTS status throughout Westport, and another 37 properties scheduled to close town-wide, with an average price of $1,841,568.

Closings:  There were six single family homes reported as sold in the last week, were listed on average at $1,814,083, and sold with an average market time of just 71 days. There were 62 status changes in the last seven days.

Condos:  There are nine condominiums that are available, and they have been listed an average of 97 days. Their average listing price is $787,278 and the median price is $774,000.
The highest priced condo in town is $925,000 and is a two bedroom home located at Regents Park, and the lowest priced unit for sale is a two bedroom home on Bradley Lane for $626,500.

Westport CT Housing and Real Estate Market Report Week of 12/17/13

Inventory has remained fairly stable in the last few weeks, and there are now 212 homes that are actively on the market. These properties have been listed for average of 133 days, with a cumulative market time of 212 days. The average list price of the available homes is up nearly $90,000 to $2,534,806. This comes after a $50,000 rise the week before, however the hefty increases are not the norm, and are not expected to continue. The median price has increased again to $1,899,000.

Inventory is stable with last week, and there are now 214 homes that are actively on the market. The average list price of these available homes is up over $50,000 to $2,447,727. These properties have been listed for average of 136 days, with a cumulative market time of 216 days. The median price has increased by over $70,000 to $1,872,500.

The seven bedroom colonial at 2 Manitou Court is the highest listed property in town at $12,985,000, and the lowest available priced home is a two bedroom ranch on Crescent Park for $289,000.

Eight new listings came on the market in the last seven days, and two homes came back on the market after being under deposit. Seven properties had a price change.

Two properties have gone under the initial deposit stage, which we call CTS, and 15 properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of these 15 pending properties is $1,645,187.  There are currently 17 homes in CTS status  throughout Westport, and another 47 properties scheduled to close town-wide, with an average price of $1,622,930.

For the second week in a row, inventory dipped  nearly eight percent, and there are now just 213 homes that are actively on the market. The average list price of these available homes is  $2,396,970, and these properties have been listed for average of 132 days, with a cumulative market time of 213 days. The median price has increased slightly to $1,799,000.

The seven bedroom colonial at 2 Manitou Court is the highest listed property in town at $12,985,000, and the lowest available priced home is a two bedroom ranch on Crescent Park for $289,000.

It was quite apparent that real estate took a back seat to the holidays last week. No new listings came on the market in the last seven days, and no home came back on the market after being under deposit. Two properties had a price change.

Five properties have gone under the initial deposit stage, which we call CTS, and three properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of these three pending properties is just $591,300.  There are currently 29 homes in CTS status  throughout Westport, and another 45 properties scheduled to close town-wide, with an average price of $1,488,284.

The average list price of these available homes is  $2,340,273, and these properties have been listed for average of 125 days, with a cumulative market time of 203 days. The median price is currently at $1,785,000.
