Norwalk CT Weekly Real Estate and Market Report 8/7/13

NORWALK CT HOMES: There are now 295 homes that are  on the market in Norwalk. The currently available homes have been on the market an average of 102 days and have  a *cumulative market time of 142 days. They are listed at an average price of $943,231  and the median list price in Norwalk is  at  $569,000.

 



The highest priced home for sale in the city is listed at $10,950,000 and the lowest priced home available is $169,000.

Twenty-two new listings came on the market this week, and five homes came back on the market after being under deposit. There were 31 properties that had a price change. Seventeen properties have gone under the initial deposit stage, which we call CTS, and 24 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $509,133.

TOWNWIDE DEPOSITS: There are 51 homes under the initial stage of deposit (which we call CTS), and another 89 properties that are scheduled to close, with an  average price of $467,077.

CLOSINGS:  Seventeen  single family homes were reported as sold in the last seven days. These homes had an average list price of $572,635 and were on the market an average of 132 days. There were 134 status changes in the last week.

NORWALK CT CONDOS: The 129 condominiums that are available in Norwalk are listed at an average price of $322,074 and have been on the market an average of 116 days, with a *cumulative market time of 187 days. The median price of a condo in Norwalk is $250,000. The highest priced condominium for sale in the city is listed at $2,495,000 and the lowest priced condo available is $19,000.

There were 10 new listing this week, and one home came back on the market after being under deposit. There were nine properties that had a price change. In the last week, 12 properties went into CTS status, and nine properties went into pending status.

TOWNWIDE DEPOSITS: There are 39 properties in CTS status, and 48 pended properties scheduled to close. Their average price is $263,065.

CLOSINGS: There were 13 condominiums that were reported as closed in the last week, and they were listed on average at $296.969.  Average market time was 127 days. There were 58 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 106 homes or apartments available. The median monthly price is $1,925 and the average price is $2,339 per month. These year round rental opportunities have been on the market an average of 66 days.

There are four seasonal rentals available at this time, and are listed on average at $14,000. The median price is $13,750, and  average market  time is 66 days.  PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.

Norwalk CT Real Estate Market Report Week of December 24, 2012

NORWALK CT HOMES: There are now 245 homes that are  on the market in Norwalk. The currently available homes have been on the market an average of 158 days and have  a *cumulative market time of 240 days. They are listed at an average price of $823,760  and the median list price in Norwalk is still at  $499,000.

 



The highest priced home for sale in the city is listed at $12,900,000 and the lowest priced home available is $149,900.

Four new listings came on the market this week, and two homes came back on the market after being under deposit. There were four properties that had a price change. Seven properties have gone under the initial deposit stage, which we call CTS, and nine properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $480,533.

TOWNWIDE DEPOSITS: There are 24 homes under the initial stage of deposit (which we call CTS), and another 84 properties that are scheduled to close, with an  average price of $515,369.

CLOSINGS:  Twelve single family homes were reported as sold in the last seven days. These homes had an average list price of $507,350 and were on the market an average of 74 days. There were 56 status changes in the last week.

NORWALK CT CONDOS: The 132 condominiums that are available in Norwalk are listed at an average price of $271,080 and have been on the market an average of 163 days, with a *cumulative market time of 339 days. The median price of a condo in Norwalk is $249,000. The highest priced condominium for sale in the city is listed at $1,200,000 and the lowest priced condo available is $25,000.

There was one new listing this week, and one home came back on the market after being under deposit. There were four properties that had a price change. In the last week, eight properties went into CTS status, and no properties went into pending status.

TOWNWIDE DEPOSITS: There are 19 properties in CTS status, and 26 pended properties scheduled to close. Their average price is $236,258.

CLOSINGS: There were four condominiums that were reported as closed in the last week, and they were listed on average at $267,375.  Average market time was 92 days. There were 20 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 99 homes or apartments available. The median monthly price is $1,800 and the average price is $2,163 per month. These year round rental opportunities have been on the market an average of 51 days.

Norwalk CT Real Estate Market Report Week of December 17, 2012

NORWALK CT HOMES: There are now 262 homes that are  on the market in Norwalk. The currently available homes have been on the market an average of 150 days and have  a *cumulative market time of 231 days. They are listed at an average price of $818,106  and the median list price in Norwalk is still at  $499,900.

 



The highest priced home for sale in the city is listed at $12,900,000 and the lowest priced home available is $149,900.

Ten new listings came on the market this week, and five homes came back on the market after being under deposit. There were eight properties that had a price change. Five properties have gone under the initial deposit stage, which we call CTS, and nine properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $404,211.

TOWNWIDE DEPOSITS: There are 28 homes under the initial stage of deposit (which we call CTS), and another 85 properties that are scheduled to close, with an  average price of $513,816.

CLOSINGS:  Fifteen single family homes were reported as sold in the last seven days. These homes had an average list price of $510,327 and were on the market an average of 129 days. There were 59 status changes in the last week.

NORWALK CT CONDOS: The 139 condominiums that are available in Norwalk are listed at an average price of $264,020 and have been on the market an average of 156 days, with a *cumulative market time of 324 days. The median price of a condo in Norwalk is $234,900. The highest priced condominium for sale in the city is listed at $1,200,000 and the lowest priced condo available is $25,000.

Norwalk CT Real Estate Market Report Week of December 10, 2012

NORWALK CT HOMES: There  is a steady seasonal slide downward of available homes, and there are now 259 homes that are  on the market in Norwalk. The currently available homes have been on the market an average of 146 days and have  a *cumulative market time of 230 days. They are listed at an average price of $822,794  and the median list price in Norwalk is now $499,900.

 



The highest priced home for sale in the city is listed at $12,900,000 and the lowest priced home available is $149,900.

Sixteen new listings came on the market this week, and four homes came back on the market after being under deposit. There were 10 properties that had a price change. Sixteen properties have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $541,558.

TOWNWIDE DEPOSITS: There are 33 homes under the initial stage of deposit (which we call CTS), and another 92 properties that are scheduled to close, with an  average price of $519,745.

CLOSINGS:  Eight single family homes were reported as sold in the last seven days. These homes had an average list price of $688,961 and were on the market an average of 115 days. There were 81 status changes in the last week.

NORWALK CT CONDOS: The 141 condominiums that are available in Norwalk are listed at an average price of $266,307 and have been on the market an average of 150 days, with a *cumulative market time of 321 days. They are listed at an average price of $819,374  and the median list price in Norwalk is now $512.500.

 



The highest priced home for sale in the city is listed at $12,900,000 and the lowest priced home available is $175,000.

Thirteen new listings came on the market this week, and five homes came back on the market after being under deposit. There were 15 properties that had a price change. Nine properties have gone under the initial deposit stage, which we call CTS, and eight properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $607,850.

TOWNWIDE DEPOSITS: There are 28 homes under the initial stage of deposit (which we call CTS), and another 90 properties that are scheduled to close, with an  average price of $528,992.
