Norwalk CT Real Estate Market Report Week of November 26, 2012

NORWALK CT HOMES: There  are now 279 homes that are  on the market in Norwalk. The currently available homes have been on the market an average of 142 days and have  a *cumulative market time of 225 days. They are listed at an average price of $826,038  and the median list price in Norwalk is now $499,950

The highest priced home for sale in the city is listed at $12,900,000 and the lowest priced home available is $175,000.

Eight new listings came on the market this week, and three homes came back on the market after being under deposit. There were six properties that had a price change. Eight properties have gone under the initial deposit stage, which we call CTS, and 14 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $494,507.

TOWNWIDE DEPOSITS: There are 27 homes under the initial stage of deposit (which we call CTS), and another 100 properties that are scheduled to close, with an  average price of $505,233.

CLOSINGS:  Four single family homes were reported as sold in the last seven days. These homes had an average list price of $475,950 and were on the market an average of 125 days. There were 62 status changes in the last week.

NORWALK CT CONDOS: The 148 condominiums that are available in Norwalk are listed at an average price of $282,899 and have been on the market an average of 147 days, with a *cumulative market time of 329 days. The median price of a condo in Norwalk is $239,900. The highest priced condominium for sale in the city is listed at $2,500,000 and the lowest priced condo available is $25,000.

There were three new listings this week, and no homes came back on the market after being under deposit. There were seven properties that had a price change. In the last week, one property went into CTS status, and four properties went into pending status. Their average list price was $198,500.

TOWNWIDE DEPOSITS: There are 10 properties in CTS status, and 35 pended properties scheduled to close. Their average price is $316,974.

CLOSINGS: There were six condominiums that were reported as closed in the last week, and they were listed on average at $249,995.  Average market time was 136 days. There were 31 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 111 homes or apartments available. The median monthly price is $1,800 and the average price is $2,137 per month. These year round rental opportunities have been on the market an average of 50 days.

There are  nine seasonal rentals available at this time, and are listed on average at $5,072. The median price is $3,500, and  average market  time is 43 days.  PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.

Norwalk CT Real Estate Market Stats Week of November 19, 2012

NORWALK CT HOMES: There are now just 292 homes that are  on the market in Norwalk. The currently available homes have been on the market an average of 138 days and have  a *cumulative market time of 218 days. They are listed at an average price of $840,607  and the median list price in Norwalk is now $511,000

The highest priced home for sale in the city is listed at $12,900,000 and the lowest priced home available is $175,000.

Fourteen new listings came on the market this week, and two homes came back on the market after being under deposit. There were 19 properties that had a price change. Twelve properties have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $333,683.

TOWNWIDE DEPOSITS: There are 36 homes under the initial stage of deposit (which we call CTS), and another 92 properties that are scheduled to close, with an  average price of $494,906.

CLOSINGS:  Eleven single family homes were reported as sold in the last seven days. These homes had an average list price of $533,882 and were on the market an average of 102 days. There were 88 status changes in the last week.

NORWALK CT CONDOS: The 151 condominiums that are available in Norwalk are listed at an average price of $289,331 and have been on the market an average of 144 days, with a *cumulative market time of 328 days. The median price of a condo in Norwalk is $245,000. The highest priced condominium for sale in the city is listed at $2,500,000 and the lowest priced condo available is $25,000.

Norwalk CT Real Estate Market Stats Week of November 13, 2012

NORWALK CT HOMES: There are now just 305 homes that are  on the market in Norwalk. The currently available homes have been on the market an average of 137 days and have  a *cumulative market time of 220 days. They are listed at an average price of $836,986  and the median list price in Norwalk is now $527,000

The highest priced home for sale in the city is listed at $12,900,000 and the lowest priced home available is $175,000.

Twelve new listings came on the market this week, and three homes came back on the market after being under deposit. There were 21 properties that had a price change. Ten properties have gone under the initial deposit stage, which we call CTS, and 19 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $631,511.

TOWNWIDE DEPOSITS: There are 35 homes under the initial stage of deposit (which we call CTS), and another 92 properties that are scheduled to close, with an  average price of $510,596.

CLOSINGS:  Eleven single family homes were reported as sold in the last seven days. These homes had an average list price of $545,206 and were on the market an average of 134 days. There were 94 status changes in the last week.

NORWALK CT HOMES: There are now just 316 homes that are  on the market in Norwalk. The currently available homes have been on the market an average of 138 days and have  a *cumulative market time of 220 days. They are listed at an average price of $840,209, (up nearly 50K since just one month ago)  and the median list price in Norwalk is now $529,950

The highest priced home for sale in the city is listed at $12,900,000 and the lowest priced home available is $175,000.

Seven new listings came on the market this week, and two homes came back on the market after being under deposit. There were eight properties that had a price change. Seven properties have gone under the initial deposit stage, which we call CTS, and 10 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $541,460.

TOWNWIDE DEPOSITS: There are 44 homes under the initial stage of deposit (which we call CTS), and another 85 properties that are scheduled to close, with an  average price of $468,699.

CLOSINGS:  Twelve single family homes were reported as sold in the last seven days. These homes had an average list price of $577,139 and were on the market an average of 100 days. There were 70 status changes in the last week.

NORWALK CT HOMES: The market is improving  here in Norwalk! There are now just 361 homes that are  on the market. The currently available homes have been on the market an average of 124 days and a *cumulative market time of 204 days, and are listed at an average price of $792,658, and the median list price in Norwalk is now $514,900

The highest priced home for sale in the city is listed at $7,800,000 and the lowest priced home available is $165,000.

Nineteen new listings came on the market this week, and seven homes came back on the market after being under deposit. There were 26 properties that had a price change. Thirteen properties have gone under the initial deposit stage, which we call CTS, and 18 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $670,078.

TOWNWIDE DEPOSITS: There are 47 homes under the initial stage of deposit (which we call CTS), and another 91 properties that are scheduled to close, with an  average price of $486,369.

CLOSINGS:  Eight single family homes were reported as sold in the last seven days. These homes had an average list price of $361,963 and were on the market an average of 84 days. There were 102 status changes in the last week.
