Westport CT Real Estate Market Stats week of November 19, 2012

There are now 265 homes that are actively on the market. The average list price of available homes is $2,298,929 and these properties have been listed for average of 144 days, with a cumulative market time of 263 days. The median price remains at $1,699,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $360,000.

Nine new  listings came on  the market in the last seven days, and two homes came back on the market after being under deposit. Seven properties had a price change.

Five properties have gone under the initial deposit stage, which we call CTS, and nine properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these nine pending properties was $1,448,644.  There are currently 16 homes in CTS status  throughout Westport, and 55 properties scheduled to close town-wide, with an average price of $1,428,582.

Closings: Nine homes were reported as sold in the last week, and their average list price was $1,609,333.  Average market time for these sold properties was 156 days.  There were 61 status changes in the last seven days.

Condos:  There are 10 condominiums that are available, and they have been listed an average of 243 days. Their average listing price is $558,886, and the median price is $569,000. The highest priced condo in town is listed at $1,075,000 and the lowest offering price is $200,864.

There was no new  listing activity in the last week, and no homes came back on the market after being under deposit. Two homes went into pending status.

There are no properties currently in CTS status, and three homes scheduled to close townwide, and are  listed on average at $552,000.

Closings: There were no condos reported as sold this past week. There were a total of three status changes.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 53 homes or apartments available. The median price is $4,200 per month and the average price is $5,145 per month. These year round rental opportunities have been on the market an average of 73 days.

There are 17 short-term rental opportunities that are available, and they have been on the market an average of 60 days.  Their  average price is $6,782, and the median price is $4,200. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Westport CT Real Estate Market Stats week of November 13, 2012

There are now 275 homes that are actively on the market. The average list price of available homes  is $2,258,329 and these properties have been listed for average of 142 days, with a cumulative market time of 256 days. The median price is now  $1,699,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $309,000.

Seven new  listings came on  the market in the last seven days, and three homes came back on the market after being under deposit.  Seven properties had a price change.
Eight  properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these 17 pending properties was $1,340,900.  There are currently 16 homes in CTS status  throughout Westport, and 57 properties scheduled to close town-wide, with an average price of $1,429,405.

Closings: Eight homes were reported as sold in the last week, and their average list price was $1,341,988.  Average market time for these sold properties was 139 days. There were 68 status changes in the last seven days.

Condos:  There are ten condominiums that are available, and they have been listed an average of 236 days. Their average listing price is $558,886, and the median price is $569,000. The highest priced condo in town is listed at $1,075,000 and the lowest offering price is $200,864.

There was no new  listing activity in the last week, and no new deposits reported.

There are two properties currently in CTS status, and one home scheduled to close townwide, and that property is  listed at $698,000.

Closings: There were two condos reported as sold this past week, and were listed on average at $424,450. There were a total of four status changes.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 51 homes or apartments available. The median price is $4,500 per month and the average price is $5,150 per month. These year round rental opportunities have been on the market an average of 80 days.

There are 18 short-term rental opportunities that are available, and they have been on the market an average of 58 days.  Their  average price is $6.147, and the median price is $3,650. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Westport CT Real Estate Market Stats week of November 6, 2012

There are now 293 homes that are actively on the market. The average list price of available homes  is $2,233,069 and these properties have been listed for average of 137 days, with a cumulative market time of 247 days. The median price is now  $1,725,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $309,000.

Five new  listings came on  the market in the last seven days, and three homes came back on the market after being under deposit.  Three properties had a price change.

Two properties have gone under the initial deposit stage, which we call CTS, and nine properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these nine pending properties was $1,262,833.  There are currently 19 homes in CTS status  throughout Westport, and 47 properties scheduled to close town-wide, with an average price of $1,454,004.

Closings: Eight homes were reported as sold in the last week, and their average list price was $1,153,000.  Average market time for these sold properties was 187 days. There were 52 status changes in the last seven days.

Condos:  There are twelve condominiums that are available, and they have been listed an average of 219 days. Their average listing price is $518,147, and the median price is $449,000. The highest priced condo in town is listed at $1,075,000 and the lowest offering price is $200,864.

There were no new listings reported last week, and no homes came back on the market after being under deposit. One property  entered pending status.

There is one property currently in CTS status, and three additional  homes scheduled to close town-wide, and they are listed on average at $545,633.

Closings: There were no condos reported as sold this past week, and  just one status change.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 60 homes or apartments available. The median price is $4,975 per month and the average price is $5,414 per month. These year round rental opportunities have been on the market an average of 84 days.

There are 18 short-term rental opportunities that are available, and they have been on the market an average of 55 days.  Their  average price is $6,186, and the median price is $3,650. Westport Single Family and Condominium Sale Details for August 2012

There were 36  single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Westport during the month of  August, 2012.

The smallest home that sold was 1,655 square feet, and the largest was 8,500 square feet.  

 



The average sales price was $1,490,585  and the average market time was 120  days.
Total closed Sales Volume for the month of August 2012 was $53,661,050


There were 2 condominium sales reported through the Greater Fairfield County Multiple Listing System in the town of Westport during the month of August, 2012.

The smallest home that sold was 1,145 square feet, and the largest was 3,990 square feet.  



The average sales price was $727,500 and the average market time was 392 days.
Total closed Condominium  Sales Volume for the month of August 2012 was $1,455,000

Westport CT Real Estate Market Report Week of August 28, 2012

There are now 315 homes that are actively on the market. The average list price of available homes  is $2,202,990 and these properties have been listed for average of 128 days, with a *cumulative market time of 237 days. The median price remains at $1,699,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $329,000.

Eight new  listings came on  the market in the last seven days, and one home came back on the market after being under deposit.  Eleven properties had a price change.

Seven properties have gone under the initial deposit stage, which we call CTS, and six properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these six pending properties was $1,394,233.  There are currently 21 homes in CTS status  throughout Westport, and 40 properties scheduled to close town-wide, with an average price of $1,452,327.

Closings: Twelve homes were reported as sold in the last week, and their average list price was $1,799,417.  Average market time for these sold properties was 126 days. There were 50 status changes in the last seven days.

Condos:  There are 12 condominiums that are available, and they have been listed an average of 144 days. Their average listing price is $518,067, and the median price is $509,000. The highest priced condo in town is listed at $799,000 and the lowest offering price is $324,900.

There were no new listings and  no price changes. One property went under the initial stage of deposit.

One  property entered into pending status, and was listed  at $349,000.

There are currently three properties in CTS status, and an additional three hoems scheduled to close townwide, with an average list price of $732,233.
