Westport CT Real Estate Market Report Week of August 21, 2012

There are now 337 homes that are actively on the market,  with 17 of those homes in the initial stage of deposit, otherwise known as CTS. The average list price of available homes  is $2,168,067 and these properties have been listed for average of 124 days. The median price is now $1,699,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $329,000.

Ten new  listings came on  the market in the last seven days, and four homes came back on the market after being under deposit. Thirteen properties had a price change.

Eight properties have gone under the initial deposit stage, which we call CTS, and eight properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these eight pending properties was $1,388,313.  There are currently 17 homes in CTS status  throughout Westport, and 48 properties scheduled to close town-wide, with an average price of $1,452,327.

Closings: Eight homes were reported as sold in the last week, and their average list price was $1,291,780.  Average market time for these sold properties was 85 days. There were 64 status changes in the last seven days.

Condos:  There are 16 condominiums that are available, and they have been listed an average of 134 days. Their average listing price is $569,057, and the median price is $542,000. The highest priced condo in town is listed at $1,075,000 and the lowest offering price is $324,900.

There were no new listings and  one price change. One property went under the initial stage of deposit.

One  property entered into pending status, and was listed o at $527,000.

Closings: There were no condos reported as sold this past week.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 87 homes or apartments available. The median price is  $5,200 per month and the average price is $6,441 per month. These year round rental opportunities have been on the market an average of 56 days.

There are 35 short-term rental opportunities that are available, and they have been on the market an average of 88 days.  Their  average price is $10,131, and the median price is $8,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Westport CT Real Estate Market Report Week of August 13, 2012

There are now 341 homes that are available for sale, and their average list price is  $2,080,208. Seventeen of these homes are under the initial deposit stage, which we call CTS, and these available properties  have been listed for average of 120 days, with the median price now at $1,648,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $309,000.

Seven new  listings came on  the market in the last seven days, and three homes came back on the market after being under deposit. Fourteen properties had a price change.

Nine properties have gone under the initial deposit stage, which we call CTS, and nine properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of these nine pending properties was $1,189,556. There are 50 properties scheduled to close town-wide, and their average price is $1,533,004.

Closings:  Five homes were reported as sold in the last week, and their average list price was $1,291,780.  Average market time for these sold properties was 91 days. There were 53 status changes in the last seven days.

Condos:  There are 17 condominiums that are available, and they have been listed an average of 188 days. Their average listing price is $622,988, and the median price is $548,000. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $324,900.

There were no new listings, and one price change. Two properties were reported as pending, and were listed on average at $774,000.

Closings: There were no closings reported this past week, and just three status changes.
 
Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 99 homes or apartments available. The median price is  $5,200 per month and the average price is $6,517 per month. These year round rental opportunities have been on the market an average of 54 days.

There are 36 short-term rental opportunities that are available, and they have been on the market an average of 83 days.  Their  average price is $9,6990, and the median price is $8,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

There were 48  single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Westport during the month of  July, 2012.


The average sales price was $1,230,115  and the average market time was 97  days.
Total closed Sales Volume for the month of July 2012 was $59,045,566

 

There were 4 condominium sales reported through the Greater Fairfield County Multiple Listing System in the town of Westport during the month of July, 2012.

The average sales price was $621,250 and the average market time was 56 days.
Total closed Condominium  Sales Volume for the month of July 2012 was $2,485,000

Westport CT Real Estate Market Report Week of August 7, 2012

Inventory is starting to dwindle. There are now 344 homes that are actively on the market, and their average list price is  $2,079,845. These properties that are currently available  have been listed for average of 117 days, and the median price is now $1,319,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $309,000.

Eight new  listings came on  the market in the last seven days, and no homes came back on the market after being under deposit. Twelve properties had a price change.

Six properties have gone under the initial deposit stage, which we call CTS, and nine properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these nine pending properties was $1,172,767. There are 48 properties scheduled to close town-wide, and their average price is $1,537,940.

Closings: Thirteen homes were reported as sold in the last week, and their average list price was $1,245,223.  Average market time for these sold properties was 116 days. There were 68 status changes in the last seven days.

Condos:  There are 19 condominiums that are available, and they have been listed an average of 169 days. Their average listing price is $639,884, and the median price is $539,000. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $335,000.

There was one new listing, two price changes, and no deposits reported of any kind.

Closings: There was one condo reported as sold thsi past week, and it was listed at $799,000.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 96 homes or apartments available. The median price is  $4,300 per month and the average price is $6,485 per month. These year round rental opportunities have been on the market an average of 56 days.

There are 32 short-term rental opportunities that are available, and they have been on the market an average of 113 days.  Their  average price is $11,685, and the median price is $8,900. FEMA Flood Zones in Westport CT Are Changing. Are You Affected?

New flood zone maps proposed by the Federal Emergency Management Agency (FEMA) have added 21 Westport properties to flood zones, while 38 properties have been removed.

A total of 1,122 property owners are affected in one way or another by the new maps. If you are one of the 21 proposed additions to the new map, you should have received a letter informing you of the change. 

The thirty eight properties that have been removed from the list may no longer require flood insurance, (although it may not be a bad idea to maintain it anyway). The proposed  additions to the map will require it.

There may also be an appeal period. Westport Planning and Zoning Office will have some answers to general questions, and can be reached at 203 341-1076. call ahead to check office hours  if you intend on visiting the office in person.
